Background

Tynberg LLC is involved in many facets of the real estate industry as an owner and developer in the Central and North Texas markets in targeted urban and suburban centers.

Tynberg LLC currently is involved in an urban development project in Leander, TX called Northline, which is located just minutes north of Austin, TX along the 183A Toll Road. The project is in the heart of the City’s new downtown Transit-Oriented Development center. Northline broke ground in March 2020 and recently began vertical construction on its initial commercial and residential projects.

Most recently, Tynberg LLC has acquired, improved, and sustained multifamily assets in the North Texas Dallas-Fort Worth Texas and Austin markets.  In this regard, the company has focused on generating value and profits through targeted multifamily acquisitions in well-located areas at a reduced cost – using economical placed debt, an influx of critical capital for strategic physical improvements, and applying measured and coordinated management of the assets.  Tynberg LLC’s acquisitions have comprised multifamily communities that are well-positioned with distinctive physical attributes and unique to their respective submarkets, but are in need of improvements that will enable the properties to increase their values. Each property meets specific criteria in terms of size (at least 200 units) for management economies of scale; location in a strategic submarket and neighborhood with good local public schools, near major transportation routes, and good visibility; age (1970’s to more recently constructed); unit sizes and mix; and condition. Each multifamily property is rebranded with a new property name and new signage.

Tynberg LLC, through its associated entities, serves as the General Partner of the real estate investments. In this role, Tynberg LLC sources the assets, selects the debt through established industry relationships (to the extent financing is needed), facilitates the acquisition of the properties, oversees the strategic management and development and/or physical improvement of the assets, and positions the property for disposition and the realization of investment profits.

Experience

Tynberg LLC is built upon an accomplished history of experience in the real estate industry within a multitude of real estate sectors. Alex Tynberg, principal of Tynberg LLC, has been involved in real estate work since 1998. Tynberg LLC was formed in 2008 to apply its knowledge and skill in development and particular focus for procuring, improving, and managing high-quality multifamily communities.

Financial Structure

Each investment is structured as a Limited Partnership. Tynberg LLC, through its associated entities, serves as the General Partner of each investment. The Principal contributes capital in every investment alongside other Limited Partners.

Alex Tynberg | Principal

Alex Tynberg is Principal for Tynberg LLC. Alex leads Tynberg LLC in every aspect of the enterprise’s activities.

Prior to starting Tynberg LLC in 1998, Alex was a developer for Andrews Urban LLC, an urban real estate development and investment company dedicated to high-rise mixed-use development in the urban centers of Austin. Alex oversaw the development process for all of Andrews Urban’s projects, comprising ~1,500,000 square feet of planned/completed product, and managed the company’s pipeline through strategic complex real estate transactions.

Before his role as a developer, Alex was a Program Director/Senior Project Manager for the Trust for Public Land where he managed programs and projects in Northern Texas and Southern California. In this role, Alex managed a diverse portfolio of conservation initiatives that involved the identification, negotiation, acquisition, and conveyance of critical open space lands and/or property interests from private ownership to the government.

Alex began his real estate career as an attorney in the San Francisco office of Sedgwick, Detert, Moran & Arnold. Alex’s law practice comprised both litigation and transactional work, with a focus on complex litigation involving environmental, natural resources, corporate, and real estate law matters in state and federal courts.

Alex has extensive experience in the green building and renewable energy industries as well as a construction background. He also is involved with many civic organizations, including having served as a Board Member of the Downtown Austin Alliance, Committee Member of the Greater Austin Chamber of Commerce, Corporate Council Member for the Long Center for the Performing Arts, and providing policy directives for the Congress for the New Urbanism.

Alex received his B.A. in Economics from the University of California at Berkeley and his J.D. from the University of Oregon School of Law. Alex also has a LEED AP certification.
